Czech property is open to foreign buyers, but the paperwork around it is not written for you. We handle the whole transaction in English — the search, the negotiation, the solicitor, the escrow account and the keys — so the only thing you have to judge is whether you like the flat.

How a purchase runs

Brief and orientation

A call in English to establish your budget, timeline and what you actually need — plus an honest picture of the neighbourhoods that fit it.

Viewings, in person or remote

We shortlist, visit and film. If you cannot travel, you see each property on a live video walkthrough and get the questions asked on your behalf.

Offer and reservation

We negotiate, then prepare the reservation agreement. Every clause is translated and explained before anything is signed.

Contracts, escrow and handover

Purchase contract, escrow with a solicitor, Land Registry filing, utility transfers and the handover itself — coordinated as one process.

Can a foreign national buy property in the Czech Republic?

In practice, yes — residential property is open to foreign individuals and companies, whether or not they hold EU citizenship. Your specific position is confirmed in writing by our solicitor before you commit to anything, because the answer can depend on the type of property and on how you intend to hold it.

Do I need to live in the Czech Republic, or hold a residence permit?

Owning property and holding residence are separate matters. Buying a home does not by itself grant you the right to live here, and you do not need a residence permit in order to buy. If residency is part of your plan, we will say so early and put you in touch with an immigration specialist rather than guess.

Can the whole purchase be completed without me travelling?

Usually. Viewings can be done on live video, and completion can be handled through a power of attorney prepared for exactly that purpose. We will tell you honestly which steps genuinely benefit from you being here.

Can I get a Czech mortgage as a non-resident?

Some banks lend to non-residents, though terms and the required deposit differ considerably from what a Czech resident would be offered. We introduce you to the lenders worth approaching and are upfront when financing is unlikely to work.

What does the process cost beyond the purchase price?

Budget for legal fees, escrow, Land Registry charges, certified translations where needed, and any tax arising from the transaction. We put the expected figures in front of you before you make an offer, so nothing appears late.

Which languages do you work in?

English throughout, in writing and in person. For meetings, contracts and notarial appointments in other languages, we arrange certified translators and sworn interpreters.
