Povodňová Park is 5 minutes on foot, the Modřanská rokle nature reserve and Modřany Park Museum about 10 minutes. By bike you are in Hodkovičky forest park or at the Hodkovičky golf course within minutes. Tennis courts and halls and the Sokol Modřany sports club are literally round the corner.

Transport. The bus stop is a minute from the building. The tram is a 5-minute walk and takes you to the city centre in about a quarter of an hour; the train station is 6 minutes away.

Shops and cafés. An Albert supermarket and a drugstore are 3 minutes on foot. Cafés, patisseries, a pizzeria and bistros are within 5 minutes, as is the Modřanský biograf cinema. Billa, dm and the Sofie arcade within 10 minutes, as well as the Na Cikorce theatre.

Health and services. A veterinary clinic right by the building, the polyclinic with a pharmacy and the library 5 minutes, banks and the post office within 8 minutes.

For families. Primary school 2 minutes, nursery school 4 minutes and several playgrounds within a 5-minute walk.
